The house is almost 30 years old and may have its original white carpet. Whatever it is, it.is.done. It is stained all to hell and is in really poor shape. Remember Hell Tenants' kids colored and painted on the carpet, so in addition to the usual mystery earth tone stains, there are blobs of turquoise and yellow paint in every room as well.
We haven't replaced it bc we know we want to sell down the road and wanted to wait to put in pristine carpet until after we're done renting.
There is only carpet in the bedrooms. It's hardwood or tile everywhere else.
For these tenants who will be in the house 2-3 years, DH feels it's worth it to take money out of savings to put in new carpet before they move in.
The master carpet is reeeeally bad. We had it steam cleaned 3 times before the last tenants moved in and it was still awful. I mean, it was clean, just stained.
Should we ask the new tenants if they want new carpet, or if, since they have 4 yo and 9 yo boys, they'd prefer the old stuff to stay down and not be responsible for it? WDYT if we just replaced the master so the adult space would have new carpet and the kid space upstairs could keep the crap? I'm not necessarily worried about matching since the master is at the opposite end of the house and on a different floor.

I'd ask. And then if they want new carpet, I'd put in the cheapest cheapy crap carpet I could find. I know the house is higher-end and that the renters are similar-ish, but I'd definitely cheap on the carpet. Then replace it with good stuff prior to selling.

You might be able to find a good price on carpet remnants especially since you don't mind if they don't match. I would replace it. Two bedrooms shouldn't be very expensive.

Hm? The area to be carpeted is about 1500 sq ft.
Sometimes I forget that things differ depending on where you live. 1500 sq feet here is probably the average for a 2 bedroom house. Now I see why you are reluctant to replace it.

I would ask them. Tell them that you would leave it up to them, but that any damage to new carpet you would put in would have to be taken out of any deposit they put down. I would emphasize that if they opted to leave they existing carpet in, that any carpet damage that was normal wear-and-tear (you know, NOT burning holes into it, etc.) wouldn't be coming out of that deposit.

I wouldn't unless its a sour point with the renters when they see it. They don't have babies who are going to be close to it, and really if they want to, they can put rugs down.
