Any lease agreement would have to get real specific about what items are hers.
Our family has zero family items from my grandmother’s side bc great grandpa remarried in his widow years and the new wife took everything when he passed, even childhood pics of my grandmother.
I’d also say she needs to refi the AZ place so you have that money for his care, since she is leaving.
Couple of folks mentioned wanting someone to occupy the house for safety reasons which is fine except I would get a new renter who doesn't have emotional ties to the house. I stand by my original opinion that you don't owe her anything, she's leaving which is her right of course but if she doesn't want to do anything to help then she has no right to live there.
