So, you need to sell your house to buy this one, right? Keep in mind that a contingent sale can take months, depending on your market. Make sure they're comfortable with that and not in a hurry. Also, include the sale of your home as a contingency in any offer you make. Also, talk to your loan agent ahead of time - pre-approval makes you a stronger buyer.
That said, either option for your inspection scenario is an option. I always recommend sellers get inspections (and either do major work or price accordingly) prior to listing, but you can always negotiate a price change or walk if you're under contract if the inspections reveal something unfortunate, provided you include an inspection contingency.
He’s offered us $3000 to make it right. The builder doesn’t see that it modifies the value of the finished house. I’m flabbergasted. This is a $725,000 build. He hasn’t budged an inch on the price of anything through our selections. We’re paying full pop for a pretty damn upgraded house. We could buy an “equivalent” house (size, beds and baths, and finish) for about $75,000 less.
I know that his homes are selling well now, but this is absurd. He has basically called our bluff that we won’t walk. He has offered to rebuild on another lot, but none of them are suitable. It would also be 3 months delivery later, which means we would lose our locked in interest rate. The bank just told us it would go up by 0.5% which would cost us a minimum of $10,000 over the life of the 5 year loan. It would also mean we would have to push back TTC further, which I am not wanting to do.
I am so fucking pissed.
If it's in your contract/approved drawings that the house be oriented the way you wanted, tell him to fix it or you walk. Then walk if he says no to fixing. This is a humongous red flag - this isn't like he installed the wrong color carpet. He literally allowed the concrete people to pour the house backwards and no one noticed. What other details is he going to miss or dismiss as unimportant, especially if he's not willing to fix this issue to your satisfaction?

In real life, not here on the board, lol. I know we have a lot of lawyer ladies on the board, so I'm hoping for advice on what to look for, red flags, etc. I've googled and found a lot of articles with varying advice, so I'm not sure what's important and what's not.
This is especially important because I'm looking for a not sketchy personal injury attorney in the Boston area and I'm West coast, so I may not be able to meet with them in person.
Anything specific other than checking with the bar to verify license and any complaints that I should be doing? Or if you have personal experience recommendations and you'd like to pm me, that would be great too.

I'll be blunt: it's the price. It's always the price when a house doesn't sell. As a realtor, if you give me a 500 sq ft house that smells like cat pee, I can get it under contract (sometimes with multiple offers) within days if you're realistic about the value of the home. Honestly, the kitchen and the bathrooms are dated but they don't look like they're decrepit in the photos, and even if they were, if the house was priced to sell, it wouldn't matter.
If your sister wants to sell the house, quickly, she needs to have a sit down with the realtor, get a sufficient and realistic idea of the home's value in the local market, and adjust the price accordingly. If the realtor insists that the current price is fine, dump the realtor and get a better one, preferably one who utilizes a professional photographer. Those photos aren't doing the house any favors (although if you're still getting showings, that's a good sign that people are willing to overlook bad photos.)
And my in-laws have so much crap in their fridge that they just store the Thanksgiving leftovers in the garage on or the porch because they won't fit. :/
My in-laws do this (they live in NH, so it's not an issue, because it's usually freezing out), but then they have to figure out what to do at night so that bears/animals don't eat the leftovers. So they put them in a cooler overnight. Then back out in the morning, because apparently animals only eat at night.

Oh dear. I'm not sure what's more horrifying. Wearing the shirt, or being one of the unfortunate souls whose photo got plopped onto that shirt. (Can you imagine being Mr. Right Boob over there?)
ETA: Also, it took me a second to realize that's a photo of a cannon start, not a bombing. Which may be even more unfortunate.

JMO - I'd document, in writing, with something like "Hi, [dumbass neighbor]. As stated in our email dated XX last year, we do not wish you to drag your trash bin across our yard or driveway in order to access your backyard. At that time, you denied that it was you. However, since that time, we have seen you doing this activity again at least XX times, with the most recent being this morning at XXam. Again at this time, I am requesting that you not enter our property in any way from this point forward. Your failure to comply will subsequently be considered trespassing and will result in police involvement and possible charges filed. Sincerely, [yourselves]"
Then I'd go buy a camera or two (including maybe a ring security light) and put them up prominently. I feel like documenting in writing and then in video protects you from any future liability if she tries to claim injury or anything ...

I have a Pixel 2 and I adore it. It takes fantastic photos, the battery life is great, and it's not nearly as buggy as the previous android phones I've had.
I get my cheap yarn from knitpicks these days. I have sensory issues and the cheap stuff at box stores (Michaels, Joann, etc) is too squeaky for me. Knitpicks has a lovely acrylic that I really enjoy using called Brava. It's $2.49 for 100g, which is about 220 yards of worsted weight.
Do you use the worsted or sport?
I get the worsted, unless I have a sport weight project. I *rarely* have a sport weight project. Like, once in three years.
I legitimately was just coming in here to recommend them. I've been using them for two years, since I started in real estate. I *adore* being able to design my own to my own preferences. I like putting in my own events. I have ZERO downsides. They're sturdy and well-made. I love the tear-off corners. I'd be happy to answer any other questions for you.

I dream of the days when owning cars isn't necessary. And I can see it in Europe, but I think adoption is going to take a lot longer here just due to the freaking size of the country and our stubborn inability to let go of anything.
Also, to contribute to the public transit SUCKS conversation ... I live in a bedroom community for the capitol city of the 4th (5th?) largest economy in the world. My husband drives an hour to work each day (not by choice, we originally bought our home 20 minutes from his work and central to mine, but he got laid off and took an available job that was farther away). If he wanted to take public transit to work each day, he'd have to leave the house at 6am (to start work at 9am), and his commute would involve 2 miles of walking on roads with no sidewalk or shoulder, 3 buses, and another mile of walking through an absolutely terrible neighborhood. Yeah. No. I'll gladly embrace public transit and rid myself of the internal combustion engine when it is logical to do so, though.

R would like to start a foundation giving forgivable grants (over a period of time) to help small, struggling community radio stations in smaller towns/areas replace or repair their equipment. He'd also like to start some sort of program based around food deserts in the US, to help those areas get the fresh fruits and veggies they otherwise couldn't, whether it's through building/maintaining hydroponic grow buildings or just creating educational programs to teach people to grow their own food.
My personal preference would be to start identifying at-risk private land (ranches, forests, etc) for development/environmental issues and create a land trust. Purchase those lands and keep them open and free in perpetuity.

Squirrel's Nut Butter is really popular around here with the ultra endurance crowd. (WS100 and the Thornleys and all that, plus they have vegan versions.) I stick with aquaphor generally because it works for me, but I've heard really REALLY great things about it.

Yes, but unfortunately, California doesn't allow winners to claim anonymously or through a trust or LLC, so prior to claiming, I'd have to do quite a bit of work on obscuring my life (because of my career, I'm most of the first page on google if you search my name). So I'd most likely use most, if not all, of the allowable time prior to claiming in order to get things in order. Lawyer, financial adviser, security adviser, etc.
I think my close family and friends would be cool with it, but I'm guessing I'd have to isolate from my more distant friends and family members quite a bit, which would be unfortunate.

Together, we spend about 15-20% of net (my income is variable b/c I'm 100% commission), but it's more like 35% of gross, not including insurance and utilities and all that. HCOL area, about an hour commute to afford that and not live in a terrible neighborhood.

As a white woman with an unusual name, I can't begin to tell you how many times I've wished my parents had given me a more traditionally pronounced/spelled name. I wanted to be Victoria or Elizabeth or even Sally *so* badly when I was a kid. No one can pronounce it. No one can spell it. I've given up on telling it to people at Starbucks or other places where they ask for names. That said, children have no trouble pronouncing it. It's grown-ass (and ALWAYS white) adults that can't be freaking bothered to listen while I say my own name who - repeatedly - can't get it right.

Like, I get this is inconvenient, but there's plenty of advance warning in this case. Go grab a cooler and some ice so that you can store your refrigerated items. Leave your freezer closed. It's unlikely anything will go bad over a 24-36 hour period. Stock up on flashlights and plan some fun activities or, hell, go to bed early for a change. I wouldn't like being without power either, but what the hell else are they going to do!? This is what happens when you ignore climate change and let a bad problem get infinitely worse.
This should scare the shit out of all of us. Is this what our future looks like because we refuse to moderate our impact on the earth?
Yes. These same people who are whining about losing power are the ones who wouldn't conserve water in the drought, drive monstrously large trucks (and roll coal), and are vociferous climate change deniers.

This affected a lot of people in my area and you should see the entitled complaining on Facebook. Apparently we should not do anything to prevent fires because it is inconvenient.
